Close-out or inventory reduction sales work well to resize your inventory. Also, consider narrowing your product offerings. Well-timed order placement helps to reduce excess inventory levels and occasional material shortages. The key is to reduce the amount of your inventory without losing sales.

3. Timely collection of your accounts receivable: This asset should be converted to cash as quickly as possible. Offer prompt payment discounts to encourage timely payments. Make changes in the terms of sale for slow paying customers (i.e. changing net 30 day terms to COD). Invoicing is an important part of your cash flow management. The first rule of invoicing is to do it as soon as possible after products are shipped and/or after services are delivered. Place an emphasis on reducing billing errors. Most customers delay payments because an invoice had errors, and therefore, will not pay until they receive a corrected copy. Email or fax your invoices to save on mailing time. Post the payments that you have received and make deposits more frequently. The key is to develop an efficient collection system that generates timely payments and one that gives you advance warning of problems.

4. Re-focus your attention on your existing clients/customers: Make customer satisfaction your priority. A regular review of your customers' buying history and frequency of purchases can reveal some interesting facts about your customers' buying habits. Consider signing long-term contracts with your core clients/customers which will add to your security. Offer a discount for upfront cash payments. The key is to do what it takes to keep your current customers loyal.

5. Re-negotiate with your suppliers, lenders, and landlord:

i) Suppliers: Always keep your negotiations on the level of need, saying that your company has reviewed its cost structure and has determined that it needs to lower supplier costs. . Tell the supplier that you value the relationship you have developed, but that you need to receive a cost reduction immediately. Ask your supplier for a lower material price, a longer payment cycle, and the elimination of finance charges. Also, see if you can buy material from them on a consignment basis. In return for their price concessions, be willing to agree to a long-term contract. Explore the idea of bartering as a form of payment.

ii) Lenders: Everything in business finance is negotiable and your relationship with a bank is no exception. The first step to successful renegotiations is to convince your lenders that you can ultimately pay off the renegotiated loan. You must point out to your lenders why it would be in their best interest to agree to a new arrangement. Showing them your business plan and your action plan that includes your cost-savings initiatives, along with "the how" and "the when" of the implementation of your plan is the best way to achieve this goal. Explain to them that you will need their cooperation to insure that you can survive, as well as, grow your business during the economic downturn. Negotiated items include: the rate of interest, the required security to cover the loan, and the beginning date for repayment. A beginning date for repayment could be immediate, within several months or as long as a year. The key is to realize that your lender will work with you, but that frequent and continual communications with them is critical.

iii) Landlord: Meet with your landlord. Explain your need to have them extend the term of your lease at a reduced cost. Make sure you have a clause in the lease agreement that entitles you to have the right to sublet any or all of the leased space.

6. Re-evaluate your staffing requirements: This is a very critical area. Salaries/wages are a major expense of doing business. Therefore, any reduction in the hours worked through work schedule changes, short-term layoffs or permanent layoffs has an immediate cost saving benefit. Most companies ramped up hiring new employees in the good times, only to find that they are currently overstaffed due to slow sales during the economic downturn. In terms of down-sizing your staff, be very careful not to reduce your staff to a level that forces you to skimp on customer service and quality. Consider the use of part-timers or the current trend of outsourcing certain functions to independent contractors.

7. Shop for better insurances rates: Get quotations from other insurance agents for comparable coverage to determine whether or not your present insurance carrier is competitive. Also, consider revising your coverage to reduce premium costs. The key is to have the right balance-to be adequately insured, but not under or over insured.

8. Re-evaluate your advertising: Contrary to the other cost-cutting initiatives, evaluate the possibility of increasing your advertising expenditures. This tactic realizes the advantage of the reduced "noise" and congestion (fewer advertisers) in the marketplace. Article marketing has been an effective method of website promotion that has literally been used since the inception of the public Internet. I have been online since November of 1995, and even in those early days, I would read people's articles and click the link in their resource box to learn more about their website.

The Early Days of Article Marketing

In those early days, there were a few players who recognized the value of article marketing. The two writers who were most influential to my use of article marketing, as a promotion method, were:

* Dr. Nunley (http://www.DrNunley.com) has been online since 1996, and this website was registered in Oct. of 1997. Dr. Nunley was influential in that he taught me the power of syndicated article content. * Wild Bill Montgomery (http://www.MakingProfit.com) started his website in Nov. of 1998. Wild Bill offered one of the very first article distribution websites. I received his daily mailings for nearly a year, until he shut his article system down. I subscribed to Wild Bill's mailings, so that I could locate articles for my own publication and website, and later to distribute my own articles.

It was in the aftermath of the demise of Montgomery's article distribution system that I wrote my first script to enable me to make better use of this promotional method for my own articles. That original script was adapted later to became the foundation for my article distribution service a couple years later.

How Article Marketing Came To Be Regarded As A Powerful Tool

For several years, article marketing remained a promotion technique utilized only by a few hundred people who fancied themselves as decent to good writers. These individuals were able to generate quite a buzz for their own websites. The buzz in turn created streams of traffic to their websites, and more importantly, sales.

Their articles were picked up regularly by ezines, which need good content to retain the attention of their readers. Publication of the articles in ezines resulted in thousands of website visitors in just a few days. My biggest ezine publication event resulted in 16,000 visitors in the first 96 hours after publication. I regularly see thousands of visitors in three-to-four days, due to publication in individual ezines.

Articles that I had written in 1999 still reside on websites where they were originally published those many years ago. And, I still see regular traffic from the placement of those articles. Yes, and I still retain link popularity and good search engine rankings, as the result of the placement of those articles on third-party websites.

Many writers were seeing the same results as I had seen, and they told others about their great success. People began to pay attention and take advantage of the technique for their own promotion.

A New Breed Of Article Marketers

In late 2004, the market changed when people decided that the only goal of article marketing was for the purpose of link building for link popularity purposes.

A few new distribution systems popped up only targeting placement of articles on third-party websites. With these new systems, the article writers had to put their own articles into the distribution services database, and they had to select a general category for the placement of their articles.

Suddenly, with these new fully automated systems, computers were left to answer the most important question of category placement. These new systems left this important question to the computers to solve.

People were being removed from the article placement process, because people cost more money to employ, leaving a lot of results to chance. But, the new breed of article marketers did not care. They liked the lower cost of human-free article placement.

The Four Primary Players in of a Successful Article Marketing Campaign

There are four primary players in the article marketing game. First of course is the writer. Then there is the distribution person or service. Third is the website owner or ezine publisher. And the final element is the person who will read the article and act upon what they read in the article.

Sometimes the writer is the same person as the distribution person. That is fine. The website owner or ezine publisher is actually the most important person in the link building process, because he or she wants to be sure that the fourth person, the reader, will be happy with what they are publishing.

Believe it or not, the website owners and the ezine publishers are frequently very selective about what articles they are willing to accept from a writer or distribution service. After all, if the readers are not happy with what is published on the website or ezine, then the reader will not feel a need to return to either one. Webmasters and ezine publishers, who are committed to success, will be even more selective in their article choices.

Twisted Logic

When this new breed of article marketer began showing up at my article distribution service, I found myself in many strangely naïve conversations.

People would enquire about the value of our service. Naturally, I would mention publication in ezines as a method of driving thousands of targeted visitors to their website. Then I would mention the value of links on third-party websites, which results in the double benefit of targeted traffic from the third-party website and link popularity for search engine rankings.

Frequently, people would tell me that they literally "do not care about placement of their articles in ezines." They continued to explain that they were only interested in placement on third-party websites for the purpose of influencing their search engine rankings.

Wow! Every time I heard someone make this claim, I would think to myself about the shortsightedness of this approach. In my experience, link popularity and search rankings were a long-term benefit, and the publication of an article in an ezine is what was generating the most immediate and largest amount of click-through traffic to my websites.

But, who am I? I am just some guy who had been using this marketing technique for five years at that time, and I was a person who had been providing distribution services to other writers for several years. Why would anyone want to hear my thoughts on the subject?

The Proclaimed Death of Article Marketing as an Effective Promotion Tool

I have been hearing rumors for years of the death of article marketing as an effective marketing tool. Here are a couple samples:

* Dmitri Davydov proclaimed in June of 2007 that "'article marketing' has been long dead." (http://www.nichegeek.com/article_marketing_is_it_dead_yet) * In May of 2007, a few people in this forum thread declared that article marketing does not work, one of them just a little more vehemently than the rest (http://forums.digitalpoint.com/showthread.php?t=338394).

What I find somewhat funny and disconcerting at the same time is that most of the people making this proclamation actually admit that they have only tried article marketing with "one or two articles". In their wisdom, you should ignore people like me who have seen success with this promotion method, and you should follow their advice to abandon all hope for article marketing as a method for website promotion.

I have asked a few people to better define the status of article marketing:

1. Does article marketing not work? Or, 2. Did article marketing just not work for them?

The Nail in the Paid Links Coffin

On April 14th, 2007, the Google Guy (Matt Cutts) spoke out against paid links. A firestorm of complaints from webmasters followed Cutts' initial comments.

Vanessa Fox of Google summed up the issue very succinctly, "Links that are purchased are great for advertising and traffic purposes, but aren't useful for PageRank calculations. Buying or selling links to manipulate results and deceive search engines violates (Google's) guidelines."

Confusion Ensues Over Paid Links

With Google officially stomping on "paid links," a lot of confusion entered into the marketplace. The confusion really hinges on one simple question: What kinds of links does Google consider to be paid links?

Many people have extrapolated Google's campaign against "paid links" to suggest that anytime someone pays money for a link building activity, then the links created during that activity will be construed by Google as a paid link, and that link will be discounted or ignored by Google. But, that simply is not the case.

Some have even chosen to lump "article marketing" as a "paid link", thereby decreeing that article marketing is truly and finally dead.

But all one has to do to gain a different point of view is to listen to Matt Cutts' comments from the SMX Search Marketing Expo in Seattle on June 4th, 2007 (http://videos.webpronews.com/2007/06/04/smx-seattle-matt-cutts-on-duplicate-and-paid-search/).

Within this video, Matt Cutts said, "If you are going to syndicate your content, try to make sure people know that you are the master or source of it. You can do it with a link from the article or link from the video, or stuff like that..."

The End of Article Marketing As We Knew It...

I don't know about you, but I read Cutts' last comment above as an indication that Google still considers article marketing to be a valid and Google-approved method of building links to one's website.

But, no matter how we cut it, we have in fact passed "the end of article marketing as we once knew it." Here is why:

* Some people will never have the chance to read this article and make their own mind about whether what I say has merit, or not. * Some people will simply trust the fear mongers who have been trying to declare article marketing dead for years. * And, some people will decide that they are not willing to take the chance that I might be right.

Going forward, we will see a fewer people using article marketing as a promotion technique.

The fact is that many people have quit using article marketing as a promotion technique. This outcome will only strengthen the hand of those of us who continue to utilize article marketing to promote our websites. After all, with fewer people using articles to market their websites, we will have fewer writers to compete with, in order to get attention for our own articles.

Dispelling Fears About The GoogleBomb Algorithm Update

Google algorithm updates always bring the fears of webmasters to a boiling point. In the aftermath of an algorithm update, some people come out swinging, making claims that Google is trying to put them out of business. Others look at their Google rankings and pat themselves on the back for having survived another "algo" update.

It has been known in search engine optimization (SEO) circles for quite some time that one could successfully implement what is referred to as a GoogleBomb. The best example was a search on the phrase "miserable failure". A search on those words within Google would show George W. Bush's biography at the White House website, in the top three or four results of the search results. This would occur, despite the fact that neither word in the search criteria resides on the White House website. At one time, Bush's biography had been in the #1 spot, but counter-bombing campaigns moved Bush's listing down the page a bit.

Many people have written about this phenomenon in time's past. I have even written about it myself. When I wrote about it, my point was to show the importance of anchor text in a link to build the value of a web page in the Google search engine result pages (SERPS).

The "miserable failure" GoogleBomb came to exist within a loophole within the Google algorithms. Google puts a lot of value on the anchor text that point to a particular web page. It is part of their "one link – one vote" philosophy as to the value of a web page.

Bloggers joined forces to create thousands of links pointing to the White House website with the words "miserable failure" in the anchor text. The shenanigans of the George W. Bush bashers were eventually countered by their fellow bloggers on the other side of the political aisle. Eventually, the search phrase "miserable failure" would also bring up the Michael Moore and Jimmy Carter websites in the top few results for that search phrase.

The average person who did not understand the nature of the SEO game would occasionally stumble across these esoteric search phrases and get him or herself into a huff, because they thought that Google was stating their own political views. Of course, Google really does not have an opinion, at least not one that would ever appear in their search results.

The GB Update...

In this case, the GB Update is not so-named because "George Bush" disappeared from the "miserable failure" search results. Instead, it is so-named because it is the "GoogleBomb" update, which Google implemented in January of 2007.

Once the update was implemented, the "miserable failure" search began to only return pages that talked about GoogleBombs from a technical standpoint.

With the GB update officially rolled out (http://googlewebmastercentral.blogspot.com/2007/01/quick-word- about-googlebombs.html), people began the standard Google-update panic process.

Hundreds of posts began appearing on forums concerning the GB updates and the fear that link-building efforts undertaken by search engine marketing (SEM) companies and webmasters would be hurt as well.

So, I did a bit of research. I have run several linking campaigns on my own behalf, and on the behalf of clients. Those campaigns were put together with a mix of keyword phrases nestled in the anchor text of links to our websites. I checked the status of all of the websites I represent, and without fail, our linking campaigns had not been hurt by the GB update.

Interesting Changes From The GoogleBomb Update

According to Matt Cutts of Google, the changes in the GB update were all completed within the Google algorithm. Cutts has always said that Google does not like to manually rearrange the search engine results, so an algorithmic solution to the GoogleBomb was in order. A few of the Google engineers worked together to find a solution to the GoogleBomb issue.

In an attempt to understand what had changed, I looked at a few of the more notorious GoogleBombs of past and discovered some interesting facts.

Broken Google Bombs:

* "Miserable failure" no longer returns George W. Bush, Michael Moore, or Jimmy Carter websites. * "Worst president ever" now only returns pages that make the claim the GW Bush has earned that title. * "Waffles" no longer returns results that point to the John Kerry website. * Tony Blair's homepage no longer comes up under the search term "liar".

Unchanged Google Bombs:

* A search for "Scientology" still has the "Operation Clambake" listing in the #2 spot (2007-01-31). Operation Clambake is a website that is critical of Scientology. * "Click here" still points to the Adobe website (although this was not actually a GoogleBomb). * "French military victories" still goes to the same page on Albino Black Sheep when you hit "I feel lucky" on Google's search page. (I still get a kick out of this one.) * The "great president" GoogleBomb survived. It still points to Bush's bio on the White House website.

The Question On Everyone's Mind

Well, Google isn't saying, so we are left to figure it out on our own. Based on what I was able to uncover in my study of Google Bombs, I came up with a theory.

What I have been able to take from the results shown above is that Google may have targeted only "negative links". If you want to review what is shown above, all of the Google Bombs that are now gone had negative connotations to them. All of the Google Bombs that survived can be construed as having positive, or at least non-negative, connotations to them.

If my assertion is correct, then average, ordinary webmasters will have nothing to fear from the Google Bomb update. My sites and my client's websites also reflect that the Google Bomb update did not have any affect on us.

Maybe I am just grasping at straws, but I don't think so. You be the judge... "Worst president" is gone, and "great president" survived. To me, that says a lot.

The Google Bombing Legacy Continues...

Do You Give Your Customers Enough Information To Work Your Program?

Of course you do - right? Check again! More often than not I have watched people join a program, receive a camera-ready circular and are expected to know what to do with it. While the originator of the program knows exactly what to do, most of your customers do not. What may seem like common sense to you is not as understandable to others who purchase it.

Every program you sell should come with an instruction sheet. Just like any product you purchase will come with an instruction sheet. The blow dryer for my hair even came with an instruction sheet and who doesn't know how to operate a blow dryer? It just makes good business sense to include an instruction sheet or booklet with anything you sell. And guess what? This sheet or booklet can be used to YOUR advantage. By explaining step-by-step how the program works, what it's goals are, the benefits of working it and what steps to take in order to work it properly, you can offer different options to your customer to help them. If you supply camera-ready circulars, you could offer to print copies, supply preprinted envelopes and mailing list names for an additional price. This is called "back-end" sales.

And if you don't provide these items, you can find a wide range of mail order dealers that can. Hook up with a good supplier who will reduce their prices slightly so you can make a profit and send orders directly to them from your "back-end" sales. Remember that Jeff is making money from every sale generated by his dealers, so by promoting his own product he is still making money. Besides - if he helps his dealers make a few dollars, what will his dealers do? That's right - they'll keep participating in Jeff's program and most of them will re-invest the commission money they make into printing and mailing more of them.

Also, when they begin to make a little money, they will tell everybody they know what a wonderful program Jeff has. And guess what? Jeff will get more dealers promoting his program - which means more money for Jeff in the long run. Jeff's a success because he made his dealers a success.

And finally - Jeff's reputation will be escalated because all his dealers will know he's an honest guy to do business with. Guess what? Jeff's business income increases! Not just because of the program but because people are interested in other things Jeff sells.

In a typical network marketing plan, in order for YOU to make bigger commissions (the vast majority people that join rarely break even, let alone make any commissions with all the monthly fees you pay), you got to recruit other people into the program. Whoever you sign-up becomes part of your DOWN LINE and remains on a level below you.

In order for things to get cooking, the pyramid, OOPS... program has to GROW by Geometric Progression. Good news for people at or near the top levels. Remember, the "big boys" are already in, waiting to collect the share of the loot your hard work will earn them! It's bad news for YOU! As the plan expands both vertically and horizontally you will be in direct competition with more and more sponsors and distributors, each trying to recruit a down line or "steal" yours!

People in your down line will jump ship to a different program or try and find a "better sponsor" on their own all the time, because they can't make any money under you. The program is probably designed just to push dealerships, sponsorships, distributors or whatever terms are used. It's all done with smoke and mirrors. There's no substance. How can it work? Sooner or later it will fail!
2. Does the MLM offer products or services that the public needs, and wants?
This is kind of a trick question. Think about it. Is there really demand for what you 're going to offer? Lots of luck if you 're stuck with something that doesn't generate repeat business. Can similar products be found in retail stores, or be obtained through mailorder at about the same price? Your commissions and bonuses, if any, are based on sponsoring people who can fill orders. When you have a good product - that's what makes the money for you. Even if you have a good product, if it can be purchased through regular retail channels, ask yourself why people are going to buy from you instead. 4. Can you generate repeat sales?

If the company has a reputation for quality products you should be able to generate repeat business, build and hold your down line. That's what's necessary for any successful MLM Plan.

DECIDED THAT MLM PLAN YOU'RE THINKING ABOUT IS OK? HERE'S WHAT YOU NEED TO BE SUCCESSFUL!
1. A quality product or service.
2. A successful attitude. You must Live, Think, Talk, Dream Success. All day. Every day. No Exceptions. Sell. Sell. Sell.
3 Believe in yourself, and the company you're working for.
4 Have a realistic goal. Don't aim to high, but you do have to motivate yourself.
5. Discipline. You will never be successful if you only work at it when you feel like it! Go Back and read item # 2 again!
6. Find Prospects. If you don't know how, you will never get past first base!
7. You should like people. It's hard to be a good salesman if you don't; and that's what you have to be. A good salesman!
8 Close the sale. You can have the best product, an eager customer with money to spend, but if you can't ask for, and get that order, the best sales presentation in the world won't do you any good! To be successful in MLM you must be a really good salesman!
9. You need Repeat Sales. More Repeat Sales, and still more Repeat Sales.
10. Recruit new distributors and or dealers.

A FEW WORDS ON MLM PROJECTIONS AND MONEY-BACK GUARANTEES
One of the best ways to spot a potential phony is a promise of a sizable "guarantee" if you don't at least make $100,000 or some other arbitrary high figure with their program in your first year. Honest companies can't possibly make such an offer, or are not giving you the whole story!

Read the fine print. To collect on the guarantee you probably have to fulfill a few little requirements. Like pay a year's worth of monthly dues, Provide proof you distributed 25,000 brochures, or have at least 10 people in your down line. I already told you how difficult it is to even recruit a couple of people and then hold on to them.. The average MLM distributor has only 2.8 people is his/her downline. Now look past at all the fancy double talk and see what (if any) commission you get with just two people. Still want to join? Get out a pencil and a piece of paper and figure it out for yourself! The "guarantee" is meaningless.

SOME OTHER THINGS TO LOOK FOR...
- A company with a proven track record in business for several years. MLM companies have a strange habit of folding up their tent with little or no warning! Don't get stuck holding the bag!
- Diverse product line. NO door to door selling. That's a big hurdle. If product can be sold through a simple ad or catalog, it's a lot less wear and tear on you, and burn-out is slower.
- Initial small investment. Don't tie-up big bucks buying sample kits, etc.
- Proven earnings potential. Talk to several successful members already doing the program.

Can't find any? Then how good is the program? Find a lot, then how are you going to cut into their action? MLM is a cut-throat fiercely competitive business!

I'm sure some people that read this report will strongly disagree with some, or all of the things I said. A few people do make a lot of money. A few forfeit their life savings. Most people spend months of sixty and seventy hour weeks with little or nothing to show for it! I have never met anyone who did much better than break-even with any MLM plan. What You Should Know About Multi-Level Marketing

Just what are all those thousands of programs and solicitations spreading a swath across the country...called "Multi-Level Marketing"? Well a good portion of them are nothing but chain or pyramid schemes, some completely illegal.

A true Multi-Level plan is one in which there is an agreement between yourself and a manufacturer or distributor to purchase products at wholesale and sell them at retail, also with the right to sponsor others (your down line) thus multiplying your sales base and profits by receiving a percent of the sales made through your downline. Persons you sponsor show others the program and sign them up as members under themselves. In effect you are multiplying your efforts by selling the product through a network of distributors. The downline is usually set us at three to five levels deep although it seldom gets that far, especially if it is a multi-level program being circulated through the mail.

A small initial investment is all that is usually required to become a distributor. You should have a flexible schedule but little experience is necessary. For you and your distributors to have any kind of success, you must handle high quality items which can be sold at substantially below retail store prices.

Distributors are charged for the program packet which includes instructions, literature, samples, etc. To be legal, the investment must be only a nominal amount. Sale or consumption of the product must be the prime objective and no fees should be collected for recruiting endeavors. A common problem in recruiting people is getting them to "Look at the Plan". If they have seen multi-level plans before they won't give anyone a chance to explain the programs they think they already know all about it. Some get around this by inserting an ad in the local paper, asking interested parties to call about "a good money-making plan". They use a telephone answering machine which advises the caller where and when to attend an "Income Meeting". The machine doesn't give them a chance to ask questions. If they are interested and not just curiosity seekers they may show up for the seminar. Multi-level selling by large party plan firms are often successful because they keep their members productive through a series of coaxing, weekly meetings, phone calls and home visits. This stimulates activity and better results are obtained. These elements are missing in Multi-level mailorder programs. There is no motivation, inspiration or force applied to down liners. The meetings and personal contacts that represent strength are missing when the business is conducted by mail. Therefore a good many of the multi-level mailorder programs can't work and are basically worthless, especially on a 4 or 5 level down line position.

A typical multi-level get rich scheme is where you are offered a book selling plan for $5.00. You are assigned a code number and mail out 500 brochures. When your name reaches the fifth level you are supposed to have collected something like $50,000 in commission for 100,000 books which sold for a total of $500,000. This is based on only 10 orders received by you and 10 orders received by each of your down liner's who also mailed 500 brochures. If only 10 people in the entire United States initially worked this one plan with the same success you are supposed to have, there would be 5,000 brochures out the first level; 50,000 the second level; 500,000 the third level; 5,000,000 the 4th level and 50 million in the 5th level. That would amount to some $11,000,000 in postage with brochures delivered to over one-half of the 90,000,000 mailorder buyers in the U.S.

This type of program will collapse under its own weight. After one level there is usually a complete drop-out. Most such plans get started because of exorbitant, dishonest claims. Tell the truth in an ad on Multi-level marketing and there are very few takers. Change the ad to greatly exaggerated claims, such as "Earn $100,000 a year working from the home part time" and the inquiries pour in. The response on this kind of ad doesn't mean that anyone will make any money!

There are too many ways to make an honest living without telling lies so keep your Multi-level plans level! As mentioned previously unless the organization you are dealing with offers top quality products at discount prices it is very difficult to make a living with the multi-level marketing concept. A person has to knock on a great number of doors, or send out a massive amount of literature through the mail in order to find qualified people who are interested in pursuing this kind of activity.

If multi-level programs worked as good as many of them advertise the nation would be flooded with solicitations thousands of times over for every plan on the books. Being able to work a multi-level plan on a part time basis at your leisure, with no pressure from the company as to how much of the product you purchase or the amount of business you must bring in each month, is one of the attractions of this kind of activity but results are usually negative. It's to easy to forget about the business, sit back in your easy chair, and watch TV. After a hard days work at another job it doesn't take long to forget that you have a part-time multi-level program going. That phone call or that meeting to show the plan is too easy to put off until "tomorrow". Yes; it takes a certain kind of individual to follow through and they are few and far between. You may make 200 calls and show the program 100 times before you get even one member who will take an active part in the program.

Most multi-level plans state that you can make thousands of dollars by duplicating yourself a few times and your down line doing the same. It never works that way. You are fortunate if a small percent of your down line produces much of anything unless you are able to spend a great deal of time teaching and promoting their business as well as your own.

How are you supposed to get prospects and member? Most of the promotional materials suggest you solicit your friends, neighbors and relatives, at least as a starter. Many people are reluctant to "take advantage" of their friends. Of course, if you have the best bargains available "anywhere" you may be doing them a great favor. Phone calls, word of mouth, direct mail pieces and follow-up, and local classified ads are other methods used to get members and sell the products.

Multi-level companies usually offer news letters, catalogs, direct mail pieces, and Camera/Ready material which members can have copied or printed locally. They 0ften have name lists available or advise members how to compile their own lists.

Mail Order multi-level organizations will usually drop-ship direct to your customers if you wish. They also are set up to do most of the paper work and accounting, leaving members with little detail work.

If you decide to try a multi-level program you are usually required to pay a fee for which you will obtain all the materials and information pertaining to the organization, the products and how the program works. You may also be asked to purchase some of the items you will be selling. You will contact friends and neighbors, explaining how the program works, try to sell them merchandise from the catalogs and sign them up as members if possible. You will compile lists of prospects and make direct mailings. As your business develops you will need to contact those in your downline periodically and offer sympathy, help and assistance in order to make the business grow. Many other incentives, prizes and extra commissions are offered by some firms.

Make sure the organization you choose and the programs they offer are legal. If it is just a pyramid scheme whereby members are merely signing up others for a fee and little if any merchandise is being sold it could be illegal. In any event, this type of operation will produce little if any money-making opportunity. If in doubt it is advisable to check out the firm with the Better Business Bureau or with the Postal Authorities when it involves direct mail methods.

Remember also, there are some very fine multi-level firms offering good opportunities for success oriented people. Those who thoroughly enjoy meeting and working with others, who are not afraid of hard work, not easily discouraged and who can persevere in the face of many disappointments, have make their fortunes in Multi-level marketing. With such attributes and the right program together with proper training you can be a success in this kind of business.

ILLEGAL MULTI-LEVEL PLANS!
In certain states most Multi-Level Sales plans can be classified as illegal since it is unlawful to organize a "pyramid club" or to induce or attempt to induce membership in a "pyramid club".

In such states a "Pyramid Club" means a sales device whereby a person, upon condition that the person make an investment, is grated a license or right to solicit or recruit for economic gain one or more additional persons who are also granted such license or right upon condition of making an investment, and who further perpetuate the chain of persons who are granted such license or right upon such condition. Pyramid clubs also include any such sales device which does not involve the sale or distribution of any real estate, goods or services, including but not limited to a chain letter scheme. A limitation as to the number of persons who may participate, or the presence of additional conditions affecting eligibility for such license or right to recruit or solicit or the receipt of economic gain therefrom, does not change the conditions for a consideration other than personal services, of property-tangible or intangible and includes without limitation, franchises, business opportunities and services. It does not include sales demonstration equipment furnished at cost for use in making sales and not for resale. The items in the sales kit may not be sold to the participants for the purpose of resale. "Investment" covers any amount or value paid for a reason other than the purchase of a sales kit. Pyramids are illegal because they are inherently fraudulent. In order to achieve the profits that are promised, a never ending chain of participants must be recruited. A saturation point will be reached and no more recruits will be available. When this occurs the most recent recruits can't receive what has been held out to them to cause them to join, and they lose all or part of what they paid to join the scheme. After just a few levels there would have to be millions or billions of participants to keep the chain going.

Chain letters are not the only illegal pyramids. As noted above Multi-level sales schemes can be illegal also. Many of them are nothing but chain letter schemes with the nominal addition of some goods or services to be distributed. Legal multi-level marketing systems are designed to distribute goods or services and are not disguised as endless chains. A pyramid club is present if participants make investments in return for the right to recruit, for economic gain, others who in turn recruit additional participants.

Both the "investment" and "recruiting" elements must be present to constitute an illegal pyramid scheme. "Recruiting for Economic Gain" means if anything is received directly or indirectly as a result of recruiting new participants. Even earnings based on sales make by new participants recruited, also constitutes economic gain.

Evaluating multi-level sales schemes is a difficult process and many considerations must be answered in order to determine the legality or illegality of each multi-level plan or program. Is there more stress toward recruitment than for the sale of the product. Are the claims, as to what the earnings are, base on actual experience of typical participants? (They better watch out for the entries made in the IRS computers pertaining to their fabulous income claims).

Are there misleading representations? You would have to get your attorney to review specific circumstances of each plan or program in order to determine which ones are legal or illegal! Even then you can't be sure. I am certain however, that if you send any of them that are questionable to the Postal inspectors office you will generally get a negative report back, regardless of whether the plan may be legal or not.

The fact that the Federal Government, through the private, non-governmental agency known as the Federal Reserve, can print and issue green paper out of thin air and cause usurious interest rates across the country, or that the States can hold lotteries that are considered illegal for private agencies or persons, has nothing to do with the way people are not allowed to play the multi-level or chain letter game!

1. PROMOTE FORCED PAYMENT MLM PLANS
There are all kinds of MLM programs. In many of them, you can join and stay active by just paying your yearly organizational fee. I believe in participating in MLM programs in which everyone is more or less forced to buy something every month. That way, you are more or less guaranteed that all members in your downline are contributing to your income. You have to look at this from a practical point of view! For example, I know some people that have over 1000 people in their organization, but no one is buying anything! No one is making any money! Just wasting it on recruiting new members! That just doesn' make any sense. Yes, I realize that it is tougher to recruit people into a program that requires you to pay, say $50 a month. But then again, you don't have to recruit the world! Only ten will do very nicely! Wouldn't it?

2. SELL THEM THE MLM MACHINE REPORTS
At all costs, make sure that your downline members buy a complete set of the MLM MACHINE reports. These reports automatically train your downline. They just about insure them a way of making money. In this way, you are automatically teaching them how to duplicate what you are doing. And isn't that what this is all about? You bet it is !

3. TEACH YOUR FIRST LEVEL TO CONCENTRATE ON LOCAL PROMOTION
The quickest way to promote MLM programs is locally. Why? Because you can circulate postcards and mini-flyers immediately. You can place ads in local newspapers that will be circulated within the week. You want your first level of people to get instant gratification! No waiting! Get them started immediately so they can taste sweet success immediately. There is nothing quite like getting money in your mail box that builds confidence!
True, national advertising is excellent and you may want to get active in this right away also. But it takes time. Also, you have the risk of competition. With local areas, it is a good bet that few people, if any, have seen the postcard offer. And there are millions of people! 4. ENCOURAGE THEM TO PARTICIPATE IN SEVERAL MAILORDER PROGRAMS
Look, the more mailorder programs that you and your downline participate in, the more money you both will earn. The stronger you become financially, the better you will be able to carry on and help your downline. By other "mailorder programs", I am suggesting that you buy and resell as many reprintable reports as you can afford, and "buy into" some of the mailorder distributorships that you can resell. When you sell the MLM MACHINE, you can then expect to earn a lot of extra profiits! You can then expand again.

5. ENCOUAGE YOUR DOWNLINE MEMBERS TO PARTICIPATE IN TWO OR THREE MLM PROGRAMS AT THE SAME TIME.
We talk a lot about diversification in a later report, but let me just summarize some of the benefits for you and your downline. By using the MLM MACHINE to promote your MLM company, your efforts can be multiplied if you offer more than one MLM company. This is only true if you have a coherent plan to market more than one MLM program at the same time. And you do! I am not advocating that you become a "MLM junkie" just to have several companies. But if your MLM companies compliment each other, and they don't compete with each other, you have a chance to multiply your earnings. Therefore, if you can afford to handle two or three MLM companies, the MLM MACHINE will maximize your profits for just about the same effort!

6. SELL YOUR MLM LEADS TO YOUR FIRST LEVEL
Your first responsibility is to your first level. And it is the most important thing to teach your people to do for their people. It is not that hard to do, and you make money doing it! Isn't this just a great program? This concept is so important that we have dedicated an entire report on the subject, "How To Build Your Downline Deep By Selling Leads... And Literature." Just in case you don't have that report, here is a summary.
If you have used any of the promotional methods that are described in this program, you can surely generate more leads than what you will need in order to sign up your first level of 10 active people. When that happens, it is time for you to concentrate on helping and teaching your new people. The fastest and best way to do this is to simply offer the surplus leads that you have gererated to your newly recruited people.
Now let's review how these extra leads might be generated. If you have studied the complete set of reports in the MLM MACHINE, you will have found many promotional ways that you probably are using. Perhaps you have circulated the mini-flyers, sent a few postcards to your "Warm Inner Circle," and maybe you have placed some classified ads or small space ads nationally. Before you know it, you have sold a few MLM MACHINE packages, and you will have built your first level of distributors. But the MLM MACHINE reports keep getting copied and recopied. With it the requests to send literature out (with payments) keep coming ... and coming!
Now you are in a perfect postition to really help your downline and build a deep organization! Remember, if you follow my plan, people are paying you to send them your sales literature, and you can sell these leads to your downline. Can't you? But don't get greedy! Remember our example MLM program in which you could earn $27.00 for each person that you personally recruit? Stop and think now ! In this example, you will make your big money on your third level! So instead of recruiting this person for yourself, you simply sell this lead to your downline members for only $1.00! You help your downline members, and you build your third level where the big continuous money is! Everyone wins! Don't they? Is this duplicative or what? You bet it is!
If you look at the reports #11, #12 & #13 in the MLM MACHINE reports, you find other offers where the person will send in at least a SASE (Self Addressed Stamped Envnelope) with extra cash or stamps. If a person does this, do you think he is anxious to buy? Remember, this person already has the MLM MACHINE reports, and he knows what this program is all about. He sure is interested. Is this a good quality lead? It doesn't get any better, does it? OK. You now have a fist full of mailorder type "inquiries." All these inquiries are self addressed stamped envelopes with an extra postage stamp! What is this lead worth? Well some of these inquires want information on reprintable reports, mailorder dealerships and some want information on MLM programs. Look, I don't mind making money the easy way. For those that want information on the reprintable reports and mailorder dealerships, I send them out myself! If I have a new person that is struggling, I might as a personal favor sell him a few a $1 each. What the heck. That more than pays for my advertising costs. And you should consider handling your leads this way too! But what about the leads wanting MLM programs information? I ALWAYS offer these to my downline at $1 each and also offer to mail the literature for them! That way, they build their downline. And that's exactly what I want to happen. And you should too!
In some MLM programs, the literature and video tapes are very expensive to send out at our cost. Don't do it! I mean. don't do it at your cost.. But do send the complete package. Here's how. Let's say you have someone that is interested in your MLM program and the complete packge of promotional material of color literature and video tapes, etc. will cost you $20.00. Here is where most "would-be" MLM mailorder types fall short. Instead of sending out everything like they should, they make their own poor copies and then tell the person if they are interested they will send out the video. Or they tell the person to send $10 for the video. How do you think the prospective distributor feels? What does he think? He wonders if this is how he is supposed to sell this wonderful MLM program. Not a good impression. Instead, be totally up front with these people. Remember, you only need to sign up only 10 or so people in your first level, so you can be a little bit "picky". We make no bones about it in our advertisements. For the inexpensive mailings, we ask for only a $1.00. For the expensive packages, we simply explain that we want to make sure he gets the complete promotional package, but he has to pay for reviewing. If he is not interested, he can return it in good condition, and we'll refund his money less the postage and handling costs. We only ask that we get paid for the postage and handling! That way, you can be assured that your prospective distributor is getting the complete first class package, and you don't lose money sending it to him.

Now, I realize that this person may instead send off for similar literature from someone else that is sending it to him free. But how long do you suppose this person will continue to do this before he realizes he can go broke. And how is he supposed to duplicate this method? I sure don't want to lose money doing it this way. And I sure can't show you, my downline, how to do it without losing money. You can't and don't want to personally sponsor everyone that is possible. Instead, you want 10 good active people. That way, you can be selective. In fact, if the truth were known, the people that you sponsor on your first level will have a tremendous advantage. Won't they? Isn't this worth quite a bit? If you have a sponsor that is actively promoting this program, he will be able to help you immediately with hot, fresh, qualified leads. People that already have these reports. Now compare that to sending off to one of those "lone souls" that offer free, second rate literature. The point that I am trying to make is that you offer a true value to all people that you sponsor. You have a first class program. Don't give your services away free. Earn while you learn. And teach others, via the MLM MACHINE, to do what you do!

7. STAY IN TOUCH WITH YOUR FIRST LEVEL OF DOWNLINE.
After you sign up soneone on your first level, stay in touch with him by letter or phone to make sure he is happy, active and prospering. You want to do this for two reasons. First of all, your life line in MLM is to make sure that your first level of people have sponsored their fair share of 10 or so active people. If they are having trouble, help them out. Feed them leads and offer advice on what worked for you. In other words, share your success methods. The second reason is that if he has by chance becomme inactive, you must replace him with someone new. Your job is to make sure that you keep a vigorous first level of distributors that do the same as you. If someone becomes inactive, or worst yet, never starts, don't fret. Some people just never will do anything. If that's the caxe, forget him and replace him. Tough line, but do it! We're only talking about your earnings and your future!

8. TEACH YOUR DOWNLINE THE MAGIC OF USING CROSS POLLINATION
This progrram not only can be used to promote the MLM program advertised in the MLM MACHINE reports, but it is also very effective in promoting your own personal other MLM programs. In our report, "30 "Choice" MLM Programs Automatically Promoted For You," there is space to advertise other MLM programs that you may be participating in. That being the case, you can add your own programs as well as promoting ours. If you have other MLM programs, you might have an opportunity to enroll your existing upline members in the programs described in the MLM MACHINE. What would happen if you go to your "Big Time" upline and explain the MLM MACHINE to him? Just think about this. Let's say you now have 10 strong active people in your first level. Woudn't it be nice if they collectively went together and advertised? If each person threw in a few bucks, they could generate a lot of leads for them and their downline. Couldn't they? Well, it just takes a little bit of coordination on your part. After all, you know who your first level of people are, and they don't necessarily know each other. It is up to you to make this suggestion to your poeple and its easy to do. Why not try? They will probably appreciate your efforts. After all, they stand to earn a lot more money if they do so. But you will have to put it together.

11. DISCREETLY HELP BUILD YOUR FIRST LEVEL'S DOWNLINE
If you become active in this program, you will have the opportunity to sign up more people than what you need in your first level. It works something like this. All of a sudden you begin to make some serious money. You are generating more extra leads. Your wife (or spouse), kids and friends spread the word. You now are approached by all kinds of people who want to "get in this deal." And oh yes. Some of the literature that you sent out months ago now start coming in with people that want to join. Well here's your chance to help a few struggling people on your first level. Instead of signing these new people in yout first level, have the application sent to you and assign these to a few select people who really need a little help. Now be careful. You can't be expected to build you first level's organization. But you can help a little when you can. Remember, everything that you do must be100% duplicative so don't make claims about things only you can do, and your downline can't do.

12. ENCOURAGE YOUR FIRST LEVEL TO PARTICIPATE IN MLM TRAAINING PROGRAMS
Most MLM companies have methods available to help train you how to promote their products. If these are available, by all means buy them, attend the seminars and the like. They are generally well worth the money and time. Better yet, in some MLM programs, you can earn extra profits when your downline participates in this training program. By all means, take advantage of these fine programs. It will not only help you, but it will help your downline. And you can earn extra profits! Good Deal!

2. AVOID USING ROBOTIC SUBMISSIONS TO THE TOP SEARCH ENGINES
When submitting your web page to one of the top 8 search engines, dry to post your page manually rather than using any automated software or sites that post for you to get into the prime search engines. Search engine robots have a difficult time with pages containing Java and frames (not the Java Script tip below which is ignored by search engines). In order to establish a high relevancy and therefore a high rank do not use these methods in the pages you submit to the search engines.

6. THE FIRST 250 WORDS OF TEXT
Search engine robots scrutinize the first 250 word of text in your page for relevancy and keyword count. You must use your keywords in the appropriate proportions in this part of your page. Some say a 42% keyword count in this section of text is ideal. ALWAYS start this text with the page title you used in the title tag. Avoid keyword repetition (i.e. repeating keywords one after the other). Search engines are now looking for this and may penalize your relevance rank if detected.

7. DO NOT USE THE META REFRESH COMMAND
InfoSeek and other search engines are currently not accepting pages containing the meta refresh command. This command is used to automatically transfer a page to another without requiring reader input. However, this ban does not exist on the Java Script automatic transfer process.

8. DO NOT USE TEXT THAT IS THE SAME COLOR AS THE BACKGROUND
Some search engines are now looking for text that is the same color as the background which is being used to increase the keyword count without the reader seeing the text. This has become a definite no no and you may be penalized for such tactics.

9. USE LINKS CONTAINING KEYWORDS
One way to increase a keyword count is to use a series of working or non-working links containing a description and link that incorporate your keywords. This also has the advantage of providing links to other web sites from your page which the search engines also look for.

10. USE THE IMAGE ALT TAG TO INCREASE YOUR KEYWORD COUNT
Every image allows you to include a text description of that image in the alt tag. Use these tags to incorporate keywords or phrases to increase your keyword count. Search engines do consider alt tags in their relevancy rankings.

11. MAKE USE OF KEYWORD SYNONYMS IN THE FIRST 250 WORDS OF TEXT
Search engine robots also look for synonyms when arriving at their relevancy ranking. In addition to place the proper number of keywords in the first 250 words of text also include synonyms to these words. For example, if one of your keywords is CLOCK you would want to use the synonym WATCH in your text also.

12. USE KEYWORDS IN PLURAL
Try to use your keywords in the plural form. Such as, CLOCKS instead of CLOCK. A user search on the keyword CLOCK will find both CLOCK and CLOCKS but a user search for CLOCKS will usually not turn up pages using the keyword CLOCK in singular form.

12. KEEP META TAG DESCRIPTION TO 25 WORDS OR LESS
Most search engines will truncate your description if it is too long deleting possible key points you are trying to convey. Keep your meta description to 25 words or less to avoid having posted an incomplete message to readers.

14. USE DOOR PAGES TO LEAD POTENTIAL CUSTOMERS TO YOUR PAGE
Many of the tips provided here are going to be hard to implement on your home page without destroying the content or appearance of the page. The solution to this problem is to create doorway pages that use these techniques but then automatically transfer (using the Java Script tip above) or provide a single link to your home page. 16. WHAT KEYWORDS WILL BRING PEOPLE TO YOUR SITE: First, think up some key words that are relevant to your site. Try to come up with about 30 or 40 to start with, then narrow that down to the best 20, the best 10 and the best 5. Also, think of popular phrases using these words such as; "internet marketing" or "home businesses". As mentioned before, try to use the plural version of your words. A search for the key word "business" will find sites having "business" and "businesses" as key words, but a search for the key word "businesses" will only find those having "businesses" as a key word.

17. MARKETING TIPS YOU SHOULD KEEP IN MIND WHEN SELLING ON THE INTERNET
Here are power words, and power phrases, in writing an effective description or ad copy that will pull people into your pages. I have a question for everyone. I am really curious to know if those of you that have tried logo design find it easy to do it. Personally yesterday I had the most difficult time doing it. Is the logo clear enough attractive easy to remember good quality and of high resolution etc.

To make this framework more effective, you should consider subletting the leased property, bank-ing the profits. Lease/options are particularly attractive to sellers with tax liabilities, who would prefer to spread their capital gains over a number of years. Perhaps the seller wants to wait for a lower tax bracket after retirement, or he may be looking for another piece of properly.

In most cases, they are assumable by new buyers who meet the credit requirements, allowing for trans-fer of the property with a minimum of expense. How-ever, conventional loans written in recent years are more likely to have a due-on-sale clause which effec-tively prohibits the new buyer from assuming the mortgage. But you can work around this.

Many lenders are anxious to rid their books of old, low-interest loans. They may be willing to negotiate a new interest rate somewhere between the existing rate and the rate of the mortgage, especially, if you make it clear that you will buy only under "favorable terms."

3. SELLER FINANCINC. One of the easiest, least involved ways of acquiring property with no money down is with the help of the seller. The terms of these agreements can very widely.
Some sellers may be amenable to forgoing the down payment in return for higher monthly payments, which will serve as income through their retirement years. Others may prefer to give some portion of the total financing.

If the mortgage is assumable, you may want it transferred and ask the owner for a second mortgage or note to cover the difference between the purchase price and the first mortgage. A variation would be to ask for a note in combination with something of value.

4. SHERIFF'S SALE. Forced sales, such as those ordered by the courts to satisfy liens, afford excellent buying opportunities for undervalued property. The stumbling block for most investors is that sheriff's sales usually require cash on the day of purchase.

To skirt that requirement, you can approach the owner's attorney prior to the auction and make an offer of 10 percent of a successful bid on sale day and the balance in 30-60 days. Not all attorneys will accept this kind of offer, but many will.

The next step will be ordering a title search. Properties sold in sheriff's sales are generally sold with quit claim deeds and may have title defects. The title search is usually a formality, but in this case, it serves as an inexpensive brand of insurance guaranteeing a marketable deed. If there are no problems with the title you will want to secure the balance of the funds needed to complete the purchase. The financial in-stitution holding the existing mortgage on the foreclosed property is the best choice.

As you would expect, lenders holding foreclosed property may be more receptive to proposals that would be rejected outright under other circumstances.

5. BANK FORECLOSURES. These, too, are potential sources of no-money down deals and can be found before the property is seized by the courts. Although right-to-privacy laws prohibit release of the owner's name, some bank officials will contact the owner and seek permission to open negotiations for purchase. The primary concern of owners in this un-fortunate situation is to avoid the negative impact connected with foreclosure. Terms will be much more flexible for the buyers.

6. CASHING OUT. Sheriffs sale properties and other foreclosures frequently are deteriorated. You should expect to make some improvements, whether simply cleaning and painting, landscaping, or actual repairs - whatever it takes to make the properly more marketable. The buyer who wants to cash out will make the necessary improvements or repairs quickly. Then, you can resell the property before the 30 or 60 day agreement with the attorney expires, or secure a new appraisal which recognizes the value added by the refurbishing. 8. BARTER YOUR SKILLS. If a downpayment is a necessity, offer your skills instead of cash. Take the time to find out what type of work would be available to the seller. Accountants, bricklayers, carpenters, auto mechanics, plumbers, doctors, lawyers, housekeepers, and computer operators certainly have tradable skills that would be useful as cash.

9. OPTION. Basically, an option gives you the right to purchase property at some future date for an agreed-upon price and/or terms. In exchange for that option, you give the owner something of value - cash, personal property, or even a partnership in your planned development. This strategy is especially useful on farm property that is significantly undervalued and can be sold at a profit before the option period expires. But it is also suitable for favorably vacant ground that would require a large outlay to develop. The option buys time to work out your plan, giving you control of the property without heavy interest charges.

10. SELL OFF PART OF THE PROPERTY. Oc-casionally, you will find property that lends itself to partitioning. You may find assets or surplus ground that can be sold to raise the downpayment, decreasing the mortgage of both.

11. COMBINATION MORTGAGES. One way to provide a seller with cash at closing without using your own money is to combine a conventional mortgage with secondary financing. On an asking price of $50,000, you might arrange for a $25,000 loan which would pass to the seller at the closing, and a second mortgage from the seller which would provide income in the form of monthly payments. The seller gets cash plus collateralized security which pays interest, while you gain control of the property without risking your own cash.

13. PICK UP THE SELLER'S DEBTS. At some point you may find a seller who needs cash to pay off other debts, perhaps loans on a car, furniture, or appliances. As part of your negotiations, you can offer to assume those debts instead of making some or all of the downpayment.
You would use the revenue from the property to fullfill those obligations along with the mortgage and any other debts you have undertaken to purchase the building. This is actually a more effective method of acquiring property than you might suppose, and it underscores an important element in highly-leveraged real estate deals - you're doing it for either income-producing property or for resale profits.

14. LOAN FROM THE REAL ESTATE BROKER. Commissions represent a sizable portion of the costs involved in any deal handled through a professional real estate agency. Depending on the seller's agreement with the agency, the commission can total as much as l0 percent of the selling price. You might try to arrange to borrow the broker's com-mission for a short time, say two years, and pay only the interest in the interim. Those funds could be used for the downpayment. This technique works best when you can work directly with the listing broker, who will not have an obligation to split the commission with any other agency.

15. HAVE THE SELLER BORROW AGAINST THE PROPERTY. Often, a seller wants all or part of his or her equity in cash. The no-money-down buyer can suggest that the seller place a second mortgage on top of the first and keep the cash. The buyer will then assume both loans upon taking title to the property.

16. LONG TIME TO CLOSE. You may be able to arrange with the seller to take title at some later date - maybe as much as a year later, though more likely 90 to 120 days. A delayed close is better suited to a piece of property that has proved difficult to move and would need renovation to sell. Your contract, which may be bound with a modest deposit of earnest money, permits access to the property to do the improvement work and show it to prospective renters and/or buyers. With renovations completed, you can rent out the building and go to the closing with security deposit and rents to apply as the downpayment.

Using only the small deposit of earnest money, or in some cases, no money at all, you will have had control of the property for a given time without having to deliver even a mortgage payment. This lag may be worthwhile to the seller who otherwise would still be looking for a buyer.

17. INSTALLMENT DOWNPAYMENT. Though accepted procedure, there is no regulation that the full downpayment must be tendered at closing. You could ask to spread it out over time, whether in monthly installments or as a balloon payment at the end of the year. Despite its advantages, this plan will not work for everyone. It is an alternative for the high-income buyer or one who is anticipating a large chunk of cash, like a year-end bonus, at a later date. Without this kind of financial base, you will have to try to squeeze the downpayment out of property revenues.

18. HIGHER PRICE, BETTER TERMS. Some owners are more concerned with the selling price than the terms of the transaction, and many may be willing to accept a higher price, even if it comes in install-ments.

19. TAKE ON A PARTNER. You can syndicate the deal on a small scale by bringing in one or two more people. In return for their front-end cash, you will take on the responsibilities of putting together the deal and managing the investment. Anyone interested in regular income plus major tax savings is a potential investor in this kind of program. You may also try to work out a similar deal with the current owner.

20. COLLATERAL PLEDGE. Usually, a collateral pledge involves a negotiable financial instrument, such as a certificate of deposit, stock, bind of savings ac-count, which is pledged as security for a mortgage loan along with the real estate itself. It can be an extremely effective tool for the no-money-down buyer working with a seller who has considerable equity and intends to reinvest the proceeds for income.

Suppose that you are interested in a $50,000 piece of properly and the bank agrecs to 100 percent financ-ing if the seller will buy a $12,500 certificate of deposit and leave it with the bank as insurance against default by the buyer. Of course, the property itself will also function as collateral. Under this arrangement, the seller collects the regular interest from the CD. Thc only drawback is that the seller cannot withdraw the principal until the buyer has repaid 75 percent of the loan amount - in this case $37,500.

21. COLLATERALIZING YOUR OWN HOME. The equity in your own residence can help you acquire additional properly with 100 percent financing. You can use a second mortgage from your bank, or you may decide to refinance with a new mortgage. Another option is a "blanket" mortgage that ties your home and the newly-purchased property into one package, making the equity in your home a "downpayment" on the new acquisition. This may also come into play when negotiating directly with the seller. You can offer your home as a collateral in return for the 100 percent financing.

22. LAND CONTRACT, INSTALLMENT PUR-CHASES. Technically, a land contract is a contract for the deed. While the courts have ruled in recent years that such a transaction is a sale, thc deed of ownership does not transfer until certain conditions in thc con-tract have been met. There is always the risk that they may not be fulfilled on time. The benefits of this plan still make it worth consideration.

23. EHA/VA SALES AND OTIlER GOVERN-MENT-SPONSORED PROGRAMS. Despite the appeal of low downpayment or no downpayment, the now FHA and VA programs do not have broad application for investors. You should be aware that even though interest rates may be slightly lower than conventional financing, the points paid by the seller are often added to the purchase price, resulting in an asking price unfeasibly high for most investors.
However, in addition to the interest rate, these loans feature low downpayments; three to five percent for FHA and, frequently, no downpayment at all for VA. You also have a guarantee that the mortgage will be assumable when you sell. Because the seller bears so many of the closing costs for these loans, the out-of-pocket expenses for the buyer will be very low. The majority of FHA and VA loans are used to purchase residences, but they can also serve as financing for income-producing properly, as long as it is four units or smaller and owner-occupied.
The first choice for buyers would be FHA or VA-financed property that has been held for a long time. The interest rate on older mortgages will be in single digits. Even if the loan is paid down to a vary low level, there will be room for negotiation to acquire the seller's equity. FHA rules prohibits second mortgages at the time of sale. you may have to opt for trading personal property for equity or borrowing the real estate agents commission. Second mortgages are sometimes available in VA programs, but not always.

Some better opportunities are available through FHA/VA repossessions, which are advertised regular-ly. Usually offered at a minimum price and/or with a maximum mortgage, these properties often sell at prices that would easily provide cash flow or capital gains opportunities.
Other government programs available at the country, state, and federal levels could be useful. These range from low-interest loans for restoring historical-ly-important structures to free land in exchange for commercial/industrial development that provides jobs. Some state and federal agencies have large in-ventories of farms and homes acquired during the recent reccssion, which may be sold on attractive terms.

24. PROPERTY EXCHANGE. If you already own property, you may want to swap it for another. Perhaps you have undeveloped land with commercial zoning but would prefer an apartment building offering regular income. You could simply exchange the parcel with an interested buyer, or use it in combination with some amount of cash to obtain the property you want.

25. UNSECURED CREDIT. Bank cards can be a quick, though expensive, source of ready cash. It is possible to have Five or even 10 accounts with as many banks extending credit lines from $500-5000. Though the interest on credit cards would constitute a heavy burden, they would enable the no-money-down buyer to move fast and leave refinancing to a later date. If the deal is good enough, the new mortgage will supply sufficient funds to pay off the credit card loans and cover 100 percent of the purchase price.

THE DOLLARS AND CENTS OF NO MONEY DOWN
To understand the practical benefits of no downpayment, you have only to look at a typical deal. Suppose that a seller is offering an eight-unit apart-ment building for $200,000. He says he wants cash. The existing loan is $90,000 with 15 years left to run and a due-on-sale clause.
A little research shows that the seller needs about $14,000 to clean up current debts. Since he is close to retirement age, he wants to invest the building's proceeds for income to supplement his pension.

A look at the building itself shows three vacant apartments, all of which need renovation. The other units are bringing in $200 a month - well below the market.

You offcr 180,000 which would be payable as follows:
• A four-month lease at $900 a month, $250 of which will apply toward the purchase price
for a total of $1,000.
You pay all operating expenscs during the leasing period.
You renovate the three vacant units, using your credit cards for ready cash, and rent them out at $350 a month.
You immediately raise the rents on the other five units.
• You negotiate with the mortgage company for an assumption of the existing $90,000 mortgage at a new, higher rate that is still
below the market, generating $90,000 of the total $180,000.
• You ask the seller to arrange a second mortgage of $25,000 with a bank that will take effect when you assume ownership.
• You agree to make payments on the owner's $14,000 debts.
• You ask the seller to carry a $35,000 note at eight percent interest only, payable monthly for seven years.
• You offer your motorhome valued at $15,000 to complete the deal.
By combining a variety of financial techniques, you would be able to structure a deal that would satisfy the seller and give you control of the property without a hefty downpayment.
Basically, the seller gets $25,000 cash via the second mortgage, the motor home, $233 a month extra income without any extra work, his debts assumed, and a $35,000 nest egg. In return, you are getting a building which will produce a positive cash flow without any cash outlay.
During the four-month lease, you should get enough surplus income to cover the charges on the credit cards.

THE TRUTH ABOUT MULTI-LEVEL MARKETING PROGRAMS

Multi-level marketing is a fancy name currently being used by some companies in an effort to do two things.

The first objective is to move products from their warehouses, and thus increase their sales volume. The second objective is to recruit "an army" of commission-only sales people. Make no mistake about it! After you've stripped all the hoopla and falderal away from these "super money-making opportunities", the bottom line remains the same - you make money from commissions allowed from the sale of products.

Generally speaking, very few people have any "real" sales experience, and thus, if offered the opportunity to take a job as a commission-only sales person, they'd run from it like the devil. At the same time, most commission-only sales positions are "direct selling" opportunities. And, the definition of direct selling begins with an explanation of what a door-to-door sales person does.

Don't get me wrong... A lot of personal fortunes have been amassed by commission-only sales people... For sure, when you attempt to sell by mail, you're almost always involved in commission selling, and direct selling.

What I'm saying is that most people are "duped" into joining multi-level marketing programs without understanding that it is commission sales and at least a form of door-to-door selling. Worse than "duping you into joining their programs..." Almost all multi-level marketing companies subtly encourage you to break the law, and run the risk of huge monetary fines, long terms in prison, or both!

This is done by at least, "inferring" that if you will find a number of people to duplicate what you're doing, and in turn encourage each new enrollee to keep the system going, everybody will get rich!

No so, my friend! That's a "Ponzi Scheme", and if you don't really understand what a Ponzi Scheme is - allow me a moment to explain: Such a scheme is any kind of money-making opportunity where you get paid by recruiting, enlisting or soliciting other people to follow your lead and continue a chain of events. In other words, you'll be paid a commission from the people you recruit -1; form the people they recruit -2; from the people they recruit-3; and on into infinity.

This is the "secret" impact that most multi-level marketing companies use to induce you to buy into their program. Such practices are illegal, and subject to federal laws which could destroy you. So called, bi-level marketing plans are the same thing, as are chain letters, and people-helping people clubs. They're all based upon the Ponzi Scheme. If you have any doubts, take your money-making opportunity and sit down with your local postmaster and discuss it's legality.

These things are illegal because if - as in a dream world - they really worked, by the time one person had attained level number five, he would have "signed" everybody on the face of the earth with only the first two levels receiving any of the money. There would be no_body left for the third, fourth and fifth levels to sell to...

Multi-level marketing companies get around the law by stating within their by-laws that it is strictly forbidden to promote or attempt to sell the program by mail. Then, when the postal inspectors come calling on the little guy, the MLM company says: He did it - we don't do such things - here, look at our by-laws.

The bottom line is as old as the hills: you can do anything you want - legal or illegal - so long as you don't get caught - but when you do get caught, you'd better be prepared to pay the price. Besides the terrible mess multi-level marketing has gotten a lot of normally law-abiding & mora people into, it has "foisted" upon these people personality changes that man of them do not like. To make any money selling a product or service on a commission-only basis, you have to have the ability to sell like the proverbial "used car salesman". It's all hard sell, and more often than not, involves "forcing" the prospect to buy whether it's good for him or not.

Anyone who has ever attempted to succeed in commission sales, knows that it takes a product i great demand - a great deal of sales calls, advertising and persistence - at least a little bit of failure - and a tremendous amount of "total business moxie" to make any money at it. There's nothing wrong with commission selling - and if you're good at it, you're good at it, you can make a lot of money if this kind of selling - but remember that multi-level marketing is commission selling - the way "distributors" are recruited is very illegal, with the authorities closing down more MLM companies every day - and it takes a special kind of personality to succeed at it.
